Those of you who follow eBay property will know that spbulgaria only lists houses when we have one worthy of listing. With most sales occurring through our website (details on our 'about me' page), we just now place the odd one which either has to sell quickly, or is deemed to be outstanding value. This listing scores on both counts!
THE PROPERTY
A fine example of a traditional Bulgarian village house, yet with twice the average land for a Bulgarian dwelling. The house is very large,(do forgive me for I don't have the exact M2) and is placed fairly central on its plot. What I can tell you is that it has 9 rooms in total, and they are not UK box rooms either! The house has been empty for a number of years and is in need of total renovation. However, we would suggest that you consider just how cheap this listing is, moreover, consider the size of the dwelling as well as the size of the plot.Renovations, you will find out, cost a mere fraction of what you might expect to pay here in the UK. Labour is the cheapest in Europe. When did you last employ a builder for £12 per day?
Outside, the land extends to 2000 M2. There is a mass of mature trees and shrubs, so many in fact that we could not manage to capture a decent photo of the far reaching views the property should have. This issue would soon be resolved with a bow saw, and a free weekend! There are also a couple of very large, but derelict outbuildings. I have been advised that you might be able to re-build or re-use some of the materials.
THE VILLAGE
The village of Madan and its quite large population of 970 is situated some 12 miles north from the pretty town of Montana. The village is described as being lively and well looked after with a very friendly feel to it. There are shops, church, post office and bar. You will also find a bus service available. Much can be said about the region as a whole. It is in close proximity to the mountains, yet in the other direction, you would soon find yourself at the famous Danube river, which is the border with Romania.Interested to learn more? Then Google it, you will find loads of stunning photos, as well as heaps of info.......Just 90 miles drive will have you at Sofia international airport. Here you will be able to travel with already 2 budget airlines, currently offering services to and from the UK from just 99p one way plus Tax...........

BUYING/LEGAL PROCESS
1/ A £500 deposit needs to be paid immediately after the auction ends. This is required to secure the property under contract with the owners.This can be done via Paypal or cheque direct to our company.
2/ Currently, under Bulgarian law, non Bulgarian citizens cannot own land in their own name. However, the method which needs to be employed for foreign nationals to own land is to set up a company, which then officially owns the land and buildings (sounds complicated, but trust me it's not!). We can assist with the process of establishing your company from start to finish. The company does not need to operate, it is simply a tool to purchase the property. We can provide you with a package that sets you up with a bank account and a Bulgarian company (we can now fast track this service and open companies the same day!). The cost for this service using a reputable lawyer is £300. You will need to add this to your total purchase cost!
3/ Within ideally 4 weeks (longer by arrangement) you will visit Bulgaria. Upon doing so you will be met at the airport by one of my partners or their staff. You will then be taken to your hotel ( I am more than happy to arrange your booking, and can talk to you regarding my recommendations). Time then to enjoy some wonderful Bulgarian cuisine and a restful nights sleep. The next day you will be taken to view the property for yourself. Once completely satisfied (see guarantee), the rest of the day can then be spent as you please, or have us give you a free tour of the beautiful region in which you have chosen to invest.
4/ Completing the paperwork will require you to then open a bank account, and visit the law firm to sign the documents required in connection with opening the company. This process is completely painless. We will guide you through everything and for your own protection, when you have the legal papers explained to you, we arrange for an 'official independent Government interpreter' to be present at no extra charge!
5/ Be very happy. Return home and show off to all your friends, showing them all the pictures which you took during your visit to your new house and 'beautiful Bulgaria'
6/ Upon the formation of your LTD company, we will request the balance due. (Unlike other companies, spbulgaria only requests funds when required, and not in advance!). Your property will then be completed upon, and all paperwork made available to you. You will not be required to re-visit Bulgaria a second time for this final stage!
