Hello, and welcome to our Fifth eBay auction this year from the sunny south of Bulgaria. As some of you may know we are a British owned Family run business with 14 Ltd Companies and are now in our 8th year of living and working here in sunny southern Bulgaria.

Generally we run a maximum of 10 eBay adverts throughout the year selling Bulgarian property. This is for the reason that we always get over 2500 hits on each one which gives us a large database to work from through the year. In 2008 we placed just 2 adverts, with all the other projects we are involved with (and trust me there are many!) we had enough work to keep us busy! We currently have over 25,000 existing clients on our database that have come from our 2 websites and eBay. Also in 2008 the boss went to Dubai, Sudan, UK and Venezuela on business. So 2008 became a very busy and successful year for us all here at cheap-bulgarian-properties.
 
So what's kept us so busy?
Where do I start! We have 14 Limited Companies that include a Winery & Vineyards, Double Glazing, Car Rental & Sales, Property Renovation, European Removal Service for your House & Contents, Caravan Park/Holiday Letting, Tour Guide, Outdoor Adventure/Activities, Mineral Spring Water Bottling/Sales, Import/Export, Eco Village along with an Animal Rescue Centre. We are also opening 6 more offices this year (2009, in Stara Zagora, Kazanlak, Plovdiv, Dimitrovgrad and a further 2 in Chirpan making 3 at our Head Office) We have also been very busy in Cyprus with a New Office opened in Nicosia the capital with a further 2 opening in 2010 in Larnaca and Paphos Cyprus. In 2010 we will have branches in the USA, UK, Malta, Tenerife, Italy with the latest one being Dubai, so very busy times here and ahead for us at cheap-bulgarian-properties and Staff needed.

 

Our very latest development is that we now have our own I.T Department at head office (Chirpan) with Matt and Kristy (brits) in charge of that (welcome aboard) who applied for the position via our website “Wanted, Jobs on offer” and guess what they love it here. We operate in the southern central part of Bulgaria
Not in the North like many of the other people advertising here on eBay and elsewhere. We are telling you this for many reasons and listed below are a few of them that we feel you need to know. Ask those that we have helped already to come live or invest here why this is so important. We have many people who cannot wait to meet and talk to you and tell you of some of the horror stories they experienced before meeting and buying from us. The common problems have been Lost Money, No Property, Bad Area, Scammed, No Company set up, No Airport Collection, Having to pay lots of money just to be shown around properties for sale, Petrol Fee's, Commissions to pay on top, Documents having to be signed not yet translated into English(What are you signing!) the list goes on. We have put together a few of the most important points that define us apart from the others and to help you understand who we are and what we stand for. We also want to tell you what is entailed in buying property or land and the common pitfalls. After all with over 4000 happy clients to date in the 8+ years of living and working in Bulgaria we must be doing something right, along with knowing what we are talking about.

It is much poorer up in the North
Speak to Sarah, Colin, Andrew, Patricia, Ian, Derek, John, Steve and many others. They will tell you what they saw and what happened to them before they became clients of ours. They all thought they were buying their "dream" house but it turned out to be in one of the many polluted areas, or in one of the industrial areas, near the Romanian border, near the Danube which burst its banks in 2006, 2007 and 2008 during the worst winter since records began (it gets much colder in the North) this caused 9 villages to be totally under water! As some of you may have seen on UK TV recently, the Bulgarian government have hidden "the lost children" in orphanages around the bad areas of Bulgaria due to poverty, all in the North! There is hardly any infrastructure, the roads are bad, very poor electric and water supply, that’s if you have any and can drink it! Sorry but you need to know this, as one client said to us it looked like a war torn area where he went in the North.

 

Do not confuse us with this area
It is so cheap to buy property and land in the North you would not believe. This is because nobody wants to live in this area not even the Bulgarians themselves, many are coming to us here at cheap-bulgarian-properties asking us would we buy their properties/land. Of course we say politely NO (if they don’t want it why would we?) There is no work, the infrastructure is almost non-existent, and there are also many Gypsy villages around due to the poverty in this area. People and companies are buying up land and properties very very cheaply to sell on to unsuspecting people like you.

If you are going to buy in this area take our advice...

 

“Do not part with ANY money until you have SEEN what you are buying and WHO you are dealing with then decide”.

 

NEVER pay for any property/land in FULL WITHOUT SEEING IT, as you maybe sorry for doing so later.

 

Otherwise you may end up buying something you do not want and being stuck with it. Then you are left with the hard task of trying to sell it again, on your own. You will not know the process of how to do it, let alone the costs that will be involved and if you didn’t want it in the first place what makes you think someone else will? If you get it right then you will be as happy as us and all our clients who wished they had done it sooner.

 

Almost every day now people who have bought from someone else have been contacting us asking if we would buy their property from them. Most of the properties are 150+ km away, mainly North, North East or West and in bad villages. Some of the stories we are told you would not believe. The fact is, they bought blind, paid upfront and now do not want it. Sorry to be a bit negative but we only tell the truth and really put our clients first. We can supply as many details of clients and facts as to what happened to them as you would ever need! Some lost their money, others walked away never to return, some were told they owned the property yet had Gypsies living in it! Others had been told they had a Ltd Company when they didn’t. We have done checks on the Ltd Company names which were supposed to be registered but none existed! Meaning no Ltd Company so how could they legally own the property?

We operate in a very very prosperous area
We enjoy a very Mediterranean climate in our region. We operate between Plovdiv, the second largest city in Bulgaria, which is only 35 minutes away. It has an international airport that is open all year (unlike the seaside resort airports of Bourgas and Varna which close for winter this means you have to fly in to Sofia and then drive 450+ km) and Stara Zagora which was voted the cleanest city in Europe in 2005 beating Zurich of Switzerland into second place! Here there are new tarmac roads, amazing brand new shopping malls, and out of town shopping centres/parks. We also have the brand new motorway running East to West to the capital of Sofia (which is only 1 hour 30 minutes away), and a new motorway coming up from the Greek and Turkish border joining us here. This makes Greece only 40 minutes away, you could be laying on a Greek beach in 1 hour 45 minutes! The Turkish boarder is only 50 minutes away too! Fancy a weekend away to Greece/Turkey? Instead of B&Q! lol.

 

Its quicker to be lying on a beach with clean sand and clear blue sea in Greece than the 2 hour + drive to Sunny Beach(Bulgaria’s seaside resort), which is just like the old Benidorm. Over crowded, larger louts everywhere because the beer is so cheap, and as TV presenter Scott Huggins of “The next big thing – Bulgaria Revisited” put it and I quote “I thought the sardines where supposed to be in the sea” as the cameraman pans over the beach which is full of people and not a space to put a towel down! We ourselves have been to Sunny Beach a total of 4 days in 8 years. Why? Because Greece is nearer, has an open border as it’s in the EU and has un-crowded beaches that are clean with a clear blue sea! Otherwise we use the local hot and cold outdoor mineral water thermal spring pools due to living in SPA centre areas, enough said I think.

We have the largest growth for investment
We enjoy property prices rising at a rate of 53% in 2006, 62% in 2007, 47% in 2008 and currently 45% in 2009 in our area, no recession here! This is higher than anywhere else in Bulgaria. The villages we work in have good Mayors who we work very closely with to get things done. Due to all this work our clients can now enjoy new tarmac roads (we were the FIRST! which even includes all the remote mountain villages), new electric meters outside of the properties, new heavy duty electrical cable (installed in the villages for the extra power needed for appliances that our clients want to use), new water meters and most importantly Internet installed in most of the villages including up in the mountains! (Bulgaria is ranked 7th in the world for fastest speed of internet usage) For these and many other reasons, prices in certain villages have gone up over 200%. Try getting all that work done by other companies! We did/do it for you and Bulgaria after all Bulgaria is our home and we love it here.

You cannot buy property in the south for the same price as the north
That’s a fact, you cannot buy property here for the same price others are selling theirs for in the North, North East and North West. In fact you cannot even buy regulated land for this price. A 1000 sq metre plot that is in regulations (this means that you can build on it) sells from £4,000 to £50,000 depending on where it is, that’s without a property on it! A few months ago I went to look at a 12,500 sq meter plot of unregulated land in Stara Zagora. Yes it was in a good location on the main road going into Stara Zagora, but the owner wanted 40 Euros per sq meter for UNREGULATED LAND that you cannot build a property on, you can only build a commercial property subject to planning and back handers etc. Prices are going crazy down here. We know you want to live in a nice area where we have all the facilities you are used to and where the properties have been built correctly with the best money could buy at the time it is built. After all, the President lives in our area and also holidays in the mineral spa centres around the area.

Do you want to live in a nice area that has beautiful countryside with stone and brick built houses and cottages with all the modern infrastructure in place OR mud brick houses, muddy roads, giant pot holes, power cuts that’s if you have electric connected, neighbours you might not want as neighbours, cold winters etc.

Something else for you to think about
Bulgaria is nearly as big as the UK albeit a different shape but with approximately 7.5 million people living here. This means lots of unspoilt, un-crowded countryside, mountain villages and places of interest for you to explore. But that can be more of a problem in other areas. Most poor villages survive on livestock and the land; this means cows, goats, sheep, pigs and chickens everywhere on the roads as the herders come to collect them to take them out to graze everyday. Great, but believe me when you have just washed your vehicle and then you drive from your property down a bumpy muddy road with animal droppings all over the place and your tyres pick this up, your vehicle smells lovely! Not to mention when you go for a walk and you tread in it! We are not killjoys, its part of living in the country. We ourselves live in a beautiful countryside mountain village, but here people are not poor and do not need livestock to survive hence our roads are clean and we can park outside of our properties on a tarmac road, not mud. Low profile tyres and alloy wheels are safe and you do not need a 4x4 until the snow comes (you will break any 4x4 no matter how tuff it is on the bad roads that Bulgaria has to offer in the non infrastructure areas). Just some facts that I bet you didn't think off? Think of the extra costs involved, punctures, breakdowns, trying to get parts and someone to fix the vehicle that will not rip you off and there’s no AA to come and rescue you!


All extra costs that you do not need, we are speaking from experience here.

 

A new law has just been past
It is now illegal to dump rubbish in the village rubbish tips. These are in every village and are usually at the end of the village. This is great news as we have been campaigning for this to happen for ages. Now the problem is that you have to take the rubbish to municipality landfill sites which are few and far between at the moment. Is the property you are buying from someone else near the rubbish tip? If you buy a property that is full of rubbish and believe me Bulgarians do not throw anything away, it will take you weeks to empty the property. Do you have transport to do this? What is the further cost? Not to mention the smells, broken glass, chemicals, animal rubbish, asbestos roofing, and so much more. It’s a dirty job believe me, but guess what? We have and always will totally clean the properties inside and out and dump the rubbish in the landfill site because we care about Bulgaria and you. I bet no one else does that for their clients

 

One of the latest scams effecting Bulgaria

Due to Bulgaria joining the EU 1st of January 2007 one of the latest scams here is people taking out loans on their properties/land (trust us this has become a huge problem/scam here now). This has made it very easy for loan sharks here, resulting in the property/land you may buy having a loan attached to it. Nobody will tell you this and you will inherit the loan when you buy the property/land. There is a way you can have this checked, but you need to know the system and have someone you can trust to get this done correctly. This we have done from day one of buying and selling all our properties/land.

Access to the cottage is through either a Double Metal Gate on the side of the garden, with off road parking, or a metal garden gate which leads directly from the road. On opening the garden gate the back of the cottage is directly in front of you with views to the side of this down to the small valley.
 
Your off road parking will be to the right of the house. When you walk down a short path you pass the cottage then turn left where you will find a lovely patio area with trained vines creating shade in the height of summer. All the windows in the villa face down your land so you’re not overlooked by and buildings. Your cottage is south facing so your guaranteed beautiful long days of sunshine here.

Again right of this there are some steps that lead up to your front door, you enter the cottage into a large porch area, perfect for dirty hiking boots, coats or dogs.

To the left is the UPVC and glass door to the kitchen. Above your sink there is a UPVC window leading into the light porch. Throughout the renovated rooms you have laminated flooring and all the walls are plaster boarded and painted a neutral cream. There is plenty of room to get a dining table and chairs making this room the kitchen diner. The two rooms are separated with an attractive arch, so turn left and go through the arch; where you have your living room. Again it’s all modernized so you could move straight in without getting builders, which takes time and money. There is plenty of room here for all your furniture.

It would be possible to install a telephone line and have a very fast internet connection. Bulgaria has the 7th fastest internet speeds in the Europe! There is a large UPVC window, which lets a lot of light in making the room feel warm and airy. To the left of the window is another UPVC and glass door which leads back into the porch.

All windows in the property face south, down through the vines past the well and down the gentle valley. This scene is constantly changing with the seasons, blossoms in the spring, blooms in summer, the fall of autumn and the soft snow of winter. Would you like a real white Christmas?

This is a wonderful cottage, perfect for a family holiday home or permanent residence, get a couple of dogs and live the good life. If you want peace and quiet this is the property for you! If there’s anything else you need to know then just get in contact otherwise buy it, you will be pleased you did. All of our properties that we sell are sourced by us meaning that each property has to meet our point scoring system. For example, is it a good village? Does the property have mains water connected? Is it built of solid brick and stone? Does the property have electricity? Is the water drinkable? Is the property next door to a factory or main road? Is it liveable? Does it have potential to improve on? Is it a good investment? And many more factors, 38 to be precise. But the most important one is: Is it good enough for the Boss to buy and would he or his family live there? Why is this important? Because if you buy from us you will own the property 100% freehold and your money is safe. Yes you can buy cheaper, but the property will be cheaper for many reasons i.e: in a bad village, pollution, next to a factory, the property has major defects, underneath the render will be mud brick, the road outside will be a mud road(try getting a vehicle to your property to unload the shopping), electricity problems, water problems, water that you cannot drink so you will have to buy it in, being in a poor area(what are the surrounding properties like along with the people), the list goes on and on. Why invest in the country side?
The central southern part of Bulgaria has the best climate all year round with hot summers and mild winters. Central locations gives perfect access to snowy mountains, sunny Black Sea holiday spots, spa resorts and historical places but even better only 40 minutes away from the Greek and Turkish boarder so you can go and holiday there! It is a fantastic region for those whose work is internet based, those who want to open their own business in Bulgaria and need easy access to their clients in different parts of the country as well as for non-working people who are willing to relocate due to lower cost of living and a much healthier lifestyle.

 

Unlike properties located at the seaside which completely closes down in the winter or in the mountains that are only suitable for part of the year, properties located in the middle/south of the country are habitable through the whole year. There is no fear of being cut off in the winter and having to withstand mass amounts of tourists during summer. Trust us the seaside resorts are like the old Benidorm. You'll be fighting for a space to put your towel down in amongst young guys and girls drinking themselves silly because it's so cheap. Sorry not for us. We would rather live in the peace and quite, beautiful countryside and mountain villages and not live amongst all the noise.

 

 

Cheap-Bulgarian-Properties

 

Rural properties have a lot of potential. The majority of them offer enormous gardens hardly affordable in other countries. It is actually possible to buy a property at a reasonable cost, which is built up to European standards, with a plot of land between 1000 and 3000 square meters. Properties in the countryside are more affordable than at the seaside (inflated prices with over 30,000 apartments still trying to be sold) and those located in the mountains. Overall Bulgaria is a very cheap country but if you live in rural areas all prices are roughly a third lower than the ones in the main cities, coastal regions or the ski resorts.

 

At the moment there are many low-cost flight companies flying to Bulgaria and many other operators are planning to open flights to Bulgaria in the near future. Generally, roads in Bulgaria are not in very good condition but the prosperous areas have had the roads done first. (We live and operate in an area which has the second largest city in Bulgaria) Operating from the middle/south of the country, where all main motorways cross, is a very big advantage since it gives an easy access not only to eastern and western parts of Bulgaria but also to Turkey and Greece.

In order to purchase a property/land in Bulgaria you need to own a Limited Company. This Ltd Company owns the property/land and as you own the Ltd Company you own the property/land. If you purchase a property from us we will set up a Ltd Company on your behalf FREE OF CHARGE (the usual cost of this is between £450 and £600 if you are being charged more than this walk away). Please note that due to changes in Bulgarian law a CRIMINAL HISTORY record will be required in order to have a Ltd Company set up here (this can be obtained from your local police station or via website).

 

Many other companies will not tell you about this, they will get it done through the back door, why? Well if you are buying a property from them and you cannot produce a criminal history record, they have lost the sale. So getting it done through the back door means they still get paid and later on they will get the opportunity to sell your house again to someone else after it has been taken from you! What can happen is later on you may get a check done on your Ltd Company by government officials who have been tipped off! They will find out that you do not have the criminal history record on file which will mean that you have obtained the Ltd Company fraudulently and you will be fined and or lose your Ltd Company and what ever that Ltd Company owns (the property/money in Ltd Company bank account). YOU HAVE BEEN WARNED. If other companies do not know of this then walk away and do not believe what they are saying. We do everything by the book, as we want you to sleep as well as we do and own the property 100% Freehold, legally. Think about this ALL of the properties we have SOLD have gone to people who COULD produce us with a Criminal History Record, what does that say about us and the people we deal with/have living around us?

The transfer of the property into your company name is also made free of charge. We cover all costs including changing the water and electricity into your name. All our properties are owned by us meaning that all documents are present and correct. That also means there are no debts or mortgages on these properties and that there are no claw backs at a later date due to quarrels or disagreements about selling the property or the price. Sometimes Bulgarians forge documents (due to documents being incorrect– different names, price, size of land) so you may think everything is OK, but you may find that you will not be the rightful owner. 99% of estate agents in Bulgaria act as a middleman between the buyer and the seller and once the seller finds out the buyer are English, European; American they cause problems wanting more money etc (you could lose the property not to mention your dream).

All our properties are cleaned inside and out and we make the properties safe and secure by changing the locks. Some Bulgarians keep a spare set of keys ready to take your belongings at a later date. Do you know who owned the property before you?

Payment Terms
Once you place the winning bid we will e-mail you the next stage, we will then ask for a 30% deposit to be paid within 7 days after the auction (not 3 days like others). This secures your property for a further 23 days. You do not have to pay in full straight away like some other companies. They are asking for full payment up front because believe me you may not like what they are trying to sell you and they know this, so they want your money! We have had clients falling into this trap. Sorry but the Truth has to be told to you otherwise how would you know?

OK as stated above we give you a further 23 days after paying the securing deposit to come and view the property. After the 30 days (which should give you plenty of time to come here) in total we ask for the full payment. These payments can be made by: Bank transfer into our UK/Bulgarian account, bankers’ draft or cash (GBP, Euros, USD, leva). Once you have paid the full amount we will then do everything necessary to transfer the property from our company to your Ltd Company. You will need to supply us with a company name, which we will do a search on here in Bulgaria to make sure that nobody else has this name and then register it on your behalf. This Ltd Company name, which you will own 100%, will then have the property/land and anything on it, transferred to it from our Ltd Company.

 

In simple terms we do everything and pay for everything except your flights and accommodation in order for you to own this property outright 100% Freehold

21 steps to what happens after winning

1) You have bid and won this property.

2) We contact you to congratulate you straight away via email or phone.

3) We scan and send you via email details of our Preliminary Agreement Contract for you to read which has our terms and conditions. The contract has been drawn up by our solicitor and written in plain English without the legal jargon that you will find elsewhere. You will read this and if your happy fill in your personnel details on the contract where stated and sign at the bottom where it’s marked "ASSIGNOR". You will then re scan it and send back to us via email.

4) At the same time we will ask you to come up with a Ltd Company name which we check the availability and uniqueness of and register on your behalf (think of a name that maybe you could run a business from at a later date).

5) Once we have received back the signed Preliminary Agreement Contract and you are happy to go ahead with the purchase, we will then send you our UK bank account details for you to pay the holding deposit of 30% into. This must be paid within 7 days of the action end please. We ask for this to be paid into our UK bank account, which means you are covered legally. Others will ask for payment to their Bulgarian bank accounts. Do not do this until you have met them and seen the property and are happy to do business with them. UK law will still not cover you though, you have been warned.

 

6) Now you must apply for a criminal history record from your local police station (latest news on this is that we can supply you with a website address so you can apply online). Some police stations know the routine and will supply you with an application form for you to fill out and send, other sub police stations will not know and will ask you to contact the main police station in your area. This Criminal History Record is needed under Bulgarian law. The criminal history record will be used to have a Ltd Company set up with you as the Managing Director. This company will be used to purchase the property. As you are the M.D of the Ltd Company you own what ever the Ltd Company owns 100%. The Criminal History Record can take from 10 days to 40 days to get depending on time of year. Once you have received it, scan it and send via email attachment to us. We will then get it translated in to Bulgarian and give it to our solicitor (along with the original) who will represent you and your application for the Ltd Company in the courts. You must send us the original via recorded delivery or bring with you depending on time scale. Once the courts have approved your application we will then give or send back the original Criminal History Record to you via recorded delivery.

This part has now just been passed law as of 1st November 2009

7) Now in order to have a Ltd Company you must also have a Ltd Company bank account. You used to have to put in to this Ltd Company bank account 5000 Bulgarian Leva(approx £2400 GBP exchange rates are from 2.04 to 2.06 to £1 GBP depending on bank and time of year). BUT now you only need to deposit 2 (yes two Bulgarian leva) we only use the number one bank in Austria, which has tight security.

8) Now you get on a plane (at your expense) to come and view the property within 30 days of the winning bid.

9) You notify us before hand of your arrival at either Sofia or Plovdiv airport and we will be there to collect you in one of our new 7 seater MPVs or maybe even in the LEXUS (Not the 10 year clapped out, un-safe, un-insured vehicles that some other companies use. Your safety is our importance). Full VIP treatment all the way.

 

10) We drive you to one of our VIP rooms in a 3/4 star hotel that we have pre booked for you answering any questions along the way.

11) We show you the property.

12) If you are happy with your property we then take you to our translator to read all of the documents that have been prepared for the Ltd Company application in the courts. These documents are in layman’s English. If you are happy with these we ask you to sign them and then we go to the Notary to sign these documents again in front of the Notary.

13) We then take these documents to the bank where they will take a copy. This is where you open your Ltd Company bank account and deposit the money you brought along. See point 7 above.

14) You will be given a receipt for your money of which we need a photocopy of to attach to the Ltd Company document to give to our solicitor who will represent you in the courts. A Judge will be residing over your Ltd Company application and this process usually takes about 16 days depending on season. Think about this how can a court down tools to approve these documents when it suits you, as others are saying? In order to do it quickly, you want it done properly don’t you?

15) All done. Now you can enjoy the rest of Bulgaria.

16) We take you out for a slap up meal that evening on us to celebrate your purchase(with over 4000 happy clients to date!) wow how much have we spent in the hotel restaurants!

17) You now have 23 days to pay the balance from the date of the deposit (30 days in total).

 

18) When the courts/judge has granted you permission to have and run a Ltd Company in the name of……. a Ltd Company Status document will come to your Ltd Company address. This we supply and run for one year free of charge. Once we have this document we then, on your behalf apply for The Ltd Company Stamp (any transaction done by your Ltd Company need to be signed and stamped by the Managing Director). With the Ltd Company Status Document and Ltd Company Stamp we then can apply on your behalf for a Bulstat card (this is a plastic card the size of a credit card which has the Ltd Company name on it, the owner of the Ltd Company, The Ltd Company Address and the Bulstat number which is for taxation purposes). All of these documents/stamp/Bulstat details are then held in Ltd Company files in our Head office in case an inspection is done on your Ltd Company. If Ltd Companies that are inspected are found to not have the necessary documents that are needed then that Ltd Company will get a very heavy fine. We have over 4000 Ltd Companies on file and have never been fined on any as we pride ourselves on administration and abiding by the law. Unlike others who will not tell you any of this and will use your Ltd Company for there own expenditure. This means you will end up with a large unaccounted for expenditure at the end of yearly accounts, which will need to be explained and a large annual accountancy bill! Once all is correct we then transfer the property in to your Ltd Company name. You do not need to be here for this unless you want to.

19) We send you all the documents relating to the purchase of the property once we receive them from the courts. These documents are all translated into English.

20) You are now the proud owner of the Ltd Company which now owns the property and land 100% Freehold.

21) You say thank you and tell your friends and family, as this is how we work, from recommendations alone. Then we welcome you to the ever-growing cheap-bulgarian-properties Ltd family.
