My name’s Jim Brown and I run a property inventory business in Nottingham. I run it from home and it makes me excellent money. I advertise my services locally and via my web site (Ebay rules prohibit me from putting the URL but you can see an example of how your site would look at www.inventorysamplesite.co.uk) Landlords contact me and I visit their properties, make a list of the contents, put this list into report form and send it to the client. The client pays me around £75 for this report. Some landlords then ask me to go through the report with their new tenants and I charge a further fee for this. Pretty simple pleasant straightforward work.

Since the work is localized, and since I’m a fairly entrepreneurial fellow, it occurred to me that I could ‘sell’ my knowledge and expertise to a few people in a different part of the country and help them start similar businesses in their own locality with the possibility of forming a loose alliance of independent businesses giving a national presence and increased sales & marketing credibility - hence this listing.

This is a real opportunity to become involved in a ‘proper’ business, you wont see any pictures of Caribbean beaches or Ferrari Testarossas in this listing like the usual Ebay piffle, just an honest description of an honest business.

What is the Business?

An inventory clerk compiles a list of the contents of a house or flat and details their condition. This is called an inventory make. In addition an inventory clerk will also offer a check-in service. The clerk meets with the new tenant and goes through the inventory with the tenant, they agree that things are as per the inventory and the tenant signs to that effect. When you do a check-out report, you again refer to the inventory and agree the state of the property when the tenant vacates it.

Why is now a good time to be an Inventory Clerk?

In April 2007 the government introduced the Tenancy Deposit Protection Scheme. This meant that all landlords had to secure their tenant’s deposit in one of the three government approved companies. Gone are the days when a landlord pocketed the tenant’s deposit and made some spurious excuse for not giving it back when the tenant left. Nowadays if a landlord wants to make a deduction from a tenants deposit he has to ‘prove’ that their has been damage to the property. If the landlord has an independently compiled inventory that the tenant has previously signed then it is a lot easier for the landlord to prove his case.

An average occupancy will run from 9 to 15 months. Now is the precise time that landlord are first beginning to experience the problems thrown up by not having a property inventory and now becoming very aware of the importance of having an inventory annexed to their tenancy agreements. This makes it an ideal time for you to offer your services as an Inventory Clerk

There are hundreds of thousands of landlords in this country and every single one of them is a potential client. Add to that the increasing number of letting agencies springing up to cater for Britain‘s burgeoning student population and you can see why this is a great business about to enter a boom period..

OK that sounds good…how do I get my customers?

Your customers will come from a combination of web based advertising, direct mail shots and local newspaper small ads. I will provide you with all the details and information that you need to be getting customer enquiries super quick. You will get two kinds of customers: private landlords and letting agencies. Letting agencies will expect a bit of discount but they make good customers because you will get a steady stream of work from them. They will pass your fee cost onto their client and it saves them the time and trouble of making an inventory and checking-in a new tenant themselves.

How much can I earn?

It’s difficult to precisely answer this ‘how long is a piece of string’ question because it depends on the amount of effort that you put in, the hours that you want to work and whereabouts in the country that you live. A good rule of thumb guide is £50 to £75 per hour. Let’s say you charge £75 for an inventory and £50 to do the check-in relating to that property. You could easily do three of those a day over a 5 day week. This gives you a gross income of £1875 a week…which isn’t bad by anybody’s standards! Even just 1 job per day, which is very part-time, would give you an income of around £600 per week.

You may decide as your business grows to concentrate on the sales & marketing side and spend your time acquiring new clients and simply employ people to do the inventories for you. In which case your earnings could truly be massive.

Can I do this part-time?

There is no reason why you can’t start this business on a part-time basis and when it has grown large enough go full-time. I am a single parent with two school age kids, so even now I tailor my business hours around school times and my family commitments.

Obviously if you’re a long distance lorry driver or work in a shop 9 to 5, it’s not for you. However if you are already self-employed in a ‘white collar’ area then it would be ideal or perhaps a ‘stay at home mum/dad’ then this would be ideal. Perhaps you work part-time already and are looking to supplement your income? If so, then you should give this business some consideration.

A car to visit the properties

A computer to produce the inventories and keep records

Some letterheads - printed ones are more professional but word processed ones will do at a pinch.

A small ‘home office’ area to run your business from.

Paper, envelopes, stamps, etc

A digital camera is not essential but adding photographs to a report adds professionalism

Again a pocket Dictaphone is not essential but as your business grows you may find one saves you time.

You will need to have some money to fund your advertising…I spend £15 a week on Google and £30 per week on newspaper advertising. This brings me in quite sufficient work to maintain my lifestyle and gives me plenty of ’quality’ time.

How long does it take to set up the business?

About a week. I will need to set up your web site for you and you will need to spend some time familiarizing yourself with the details of the business. I will be on hand to answer any questions you have. Once you are happy and confident we can switch on your Google adverts and you can start sending out your sales letters. You will see an immediate response to your Google adverts and get a response to your letters within a few days.

Is it for me?

Only you of course can answer this question but my advice is that this is a pretty simple business. It’s very much a ‘white collar’ business requiring little physical exertion so is ideal for both men and women of any age. You will need to have an eye for detail and be able to type up the reports (but the templates included in the package make this easy) and converse with both landlords and tenants. You will need transport and be reasonably flexible with your working hours.

Do I need any qualifications?

No - you are only assessing the physical condition of the property not getting involved in anything structural. All you need is an eye for detail, methodical in your approach and the ability to talk to people.

Is there a trade association?

Yes - The Association of Independent Inventory Clerks (AIIC). My advice is to join it when you have sufficient funds to do so. They run an introductory course for around £300, completion of which allows you to be a probationary member. My advice…get you business up, running and making money then apply for membership.

I’ve seen this advertised on Ebay cheaper

Please be assured that this is the ‘real deal’…a genuine business from someone who makes his living from compiling inventories not from selling web sites or ‘how to’ books.

Ebay being Ebay , there’s always some ‘chancer’ who pops up offering a cheaper, similarly appearing but inferior product looking to make a quick buck before moving on to plagiarise somebody else’s business.

If you want to start a proper business with proper help and support from an experienced inventory compiler and businessman then you’re in the right place. If you just want to buy a pretty web site (complete with egregious spelling mistakes) for about £45 from people who have obviously never compiled an inventory in their lives and can give you no help or support then there are plenty on Ebay who will be happy to accommodate you!

In conclusion

This is a fantastic opportunity to get in at the start of a growing business. The work is pleasant and clean…and best of all well paid! Within reason you can choose the hours that you work and the money that you earn. I am convinced that you wont find a better value genuine business opportunity on Ebay. Remember I run my own inventory business so you will benefit from my advice and personal hands-on experience.

This is a service business so you don’t need to buy any stock, you are only selling your time and expertise. You don’t need any business premises - a small work area at home will suffice. You can give up that 9 to 5 grind and daily commute to work and start enjoying the quality of life that a successful business owner deserves.
