This auction is for the purchase of a web-based PROPERTY BROKERAGE AND LETTINGS MANAGEMENT AGENCY.
The business was initially purchased as an offline business in 2004, but we have only recently moved online. It is currently being run on a part-time basis but due to personal commitments, we must now sell the venture.

About the business
As mentioned above, we purchased this as an offline enterprise in 2004 and have run successfully for the last 4 years as a part-time venture. In order to grow the business into a potentially full time operation, we invested in the website and online marketing campaigns.

We work in the interest of the purchaser in a seller-dominated market. Whilst the property market has an abundance of available property, it can be incredibly frustrating and time consuming sourcing the perfect property.

We are based entirely on the web to cut down overheads and all leads are made either through our main business or the website. In addition, we have a facility on our site which has just been implemented which enables clients to advertise the property on our website.

Services Offered
We are primarily a property brokerage offering sourcing and acquisition services to investors and private property purchasers. Our typical clients are time poor, cash rich individuals whom have a broad understanding of the property requirements.

When a property request is received, we circulate the requirements to local agents, both multi-chain and smaller agents whom contact us when suitable properties are available. We then filter the best of the collected details and forward to the client.

Our lettings business is designed to be a very profitable aspect of the agency and offer the opportunity for repeat income.. All documentation, together with a lettings pack, is included in the sale. This includes:

·    Property Letting Admin checklist

The Lettings aspect is a recent addition and is expected to be a hugely profitable aspect of the business but this requires time. Our competitive and bespoke pricing structure ensures clients receive a cost-effective and professional service.

Income
Our income to date averages at around £500 per month due to low turnover/high volume transactions. Time dedicated to this is around 20 hours per week.  Last years income was £5845.

For a person dedicating more time to the venture, the profits could be much greater with the potential to reach £2000 per month.

Our expenditure is on advertising and costs around £95 per month utilising Google Adwords. The website is hosted by our partner company and hosting is paid for 12 months.

The lettings aspect has not been launched officially but the rates can be seen on our website.
