Villa Kakelbont staat er verlaten bij, er woont al jaren niemand. Tommy en Annika komen er dagelijks langs als ze naar school gaan en hopen dat er snel een gezin met kinderen komt wonen want dan kunnen ze er mee spelen. Pippi is een heel bijzonder meisje, ze is heel sterk en heeft een schatkist vol goudstukken thuis staan. Al snel worden Tommy, Annika en Pippi vrienden. Omdat ze alleen woont vindt een mevrouw in het dorp dat Pippi niet alleen kan wonen en naar een kindertehuis moet. Natuurlijk zijn Pippi en haar vrienden het daar niet mee eens. Zal het Pippi lukken om toch in Villa Kakelbont te blijven wonen?
