Q. Do I have to send off the Master Title Deed to the Passport Office, DVLA, Bank etc.?

A. No. You can just use the certificate provided purely as a Novelty, if you prefer. You are under no obligation to change any of your documentation or ID. Many people use this item purely for novelty purposes.

Q. Am I purchasing any land in Scotland?

A. No. We do not sell land in Scotland. Ownership of land in Scotland does not make you a Lord.

Q. I have seen other listings that are similar but are far cheaper. Why is yours the price it is?

A. We actually provide the LEGAL documentation to effect the change in your title, not just a certificate.

Q. I had a square foot of land in Scotland for Christmas last year and I took the certificate to the Bank to see if they would change my details and they just laughed at me. It was so humiliating. How is your product different?

A. We have heard this so many times! Under United Kingdom law, you need to produce a Master Title Deed in order to effect the change at the Bank, Passport Office, DVLA etc. We actually provide that Deed, ready-made for you. This avoids the embarrasment so many people have had when they have bought land in Scotland and thought they were a Lord.

Q. Do you sell thousands of these?

A. No, we don't. This provides the added benefit of exclusivity, something which you don't get by being a Laird of a Scottish Estate, where there are thousands of other Lairds of the same estate. Imagine the embarrasment of being at a party and introducing yourself as 'Laird of Wherever' only to discover that the person you are talking to is also the very same 'Laird'!!!

Q. Can I purchase one for someone else?

A. Yes, you can. However, the recipient must be over 18 years of age. Simply advise us of the name you wish to have on the certificate and the Master Title Deed, along with the intended recipients full Name (including present Title) and full current Residential Address. When you order, if you require a special date, such as a Birthday or Anniversary (or Christmas), please let us know. All of our items are Bespoke and not pre-printed.

Q. Can I use my title to commit fraud?

A. No. You may not.  You may not use it to commit fraud, or obtain money by deception.

Q. Why is your postage that much?

A. The presentation silver envelope, the documentation and the sheer weight of the card envelope we send all weigh over 100grams. Due to the weight and the cost of the envelopes, this is how much it costs. Beware of cheap postage options. The card envelopes we use are not cheap board-backed, they are 100% card.

Q. Are there any other expenses?

A. No. This is all you pay.
