Scots law and traditions state that the style Laird (the Scots equivalent of Lord) may be used by masters of landed estates. Laird can be used by men or women, but the popular equivilent for ladies is the title 'Lady'. Purchase your very own Highland sporting estate (albeit a small one - but you don’t need to tell your friends the exact size!) and you too will have the legal right to call yourself a Laird or Lady.
The land you are buying forms a part of "Laird's Wood" - The trees are mainly young oak, beech and silver birch and some naturally regenerating hazel and other young broadleaves. Some areas of Sitka Spruce were planted in 1992 and these small plantations are maturing. The wood is home to a wide range of Scottish Wildlife from Hedgehogs to Pine Martens, to larger animals such as stags and does. A. Yes-this is fully legal. You are truly purchasing a small Scottish sporting estate, being one square foot of land in Lochaber.
Q. Do I need to register my land?
A. No. In fact The Land Registration (Scotland) Act 1979 Section 4 (1)(b)prohibits you from registering your land - just because this would tie up the Registrar with so many small plots. Unlike in England, and some other countries, you do not need to register your purchase in order to be the owner of the land.
Q. So I can honestly call myself a Laird?
A. Under United Kingdom law, as the owner of a Scottish estate, you will have the full rights to style yourself as a Laird (or Lady)
Q. What can I do with the land?
A. As the new owner, you can come and visit; take a walk in the "Laird's Wood", take a photograph of your "Estate". Try a little fishing in Loch Linnie opposite the wood, and picnic in the trees. Bird watching, fungi spotting, country pursuits. What you cannot do is build on the land, because this would spoil the wood for everyone.
Q. Can I purchase one for someone else?
A. Absolutely. Just let us know what name to put on the certificate when ordering. If you would like a message enclosed to the new Laird/Lady, and the pack shipped directly to them, this is all part of the service. As is customising the deeds with a special date i.e a birthday or anniversary Just let us know at the time of ordering. Q. Can I use my title for anything and in any situation?
A. You may use your title at any time except for any illegal purpose - such as to commit fraud, or obtain money by deception.
Q. Can I leave this land to anyone?
A. Your land can be left to anybody through your will upon your death or even sold to someone else if you wish to sell the land, after all it is yours.
Q. Can I change my bank account, passport, drivers license?
A. Many people successfully change their names on their legal documentation. But we can't make promises on behalf of these agencies. Why not contact your bank, the passport office or other agencies in advance if this is a vital requirement for you.
Q. Is there anything else to pay?
A. No. There are no land taxes in Scotland and absolutely no other costs associated with buying or owning this land. You will have no further expense to pay after the initial purchase price.

If there is no information included with payment about the name we will put the deeds in the name of the person whos address is provided with the PayPal payment and have a guess at their gender. Also let us know any special date (eg birthday or anniversary). If you do forget to tell us the name you want we will agree to have the pack returned, and will change the deeds and issue new ones at a cost of £2.99 to cover our time, printing materials and postage.
