Q. Ok, stocks have plummeted and interest rates on deposits are close to zero. What is SAMAX's offer?

Q. Would you please explain more about this land conversion?
A. By converting your land from agricultural to building (or regulated) you make your property in Bulgaria more valuable by changing the purpose of the use of the land. Thus in future the land can be used as a base for building purposes. You can use the land or sell it to an entrepreneur to develop a new construction project on it. New residential buildings, new hotel or restaurant, coffee bar, a new plant or storage, farm facilities – there will be so many opportunities that can be developed to respond to the demand of the rapidly growing local market. Legally any structure you like can be erected on the ground and most importantly that will boost the market price of the land to completely different levels.

Q. In terms of numbers, what will be my benefit if I decide to go ahead with land conversion?
A. Let’s start with a really simple example. Suppose you hold agricultural land with size of 5000 square meters. You decide to hold 3000 meters as agricultural and convert the remaining 2000 meters to building land. Suppose you have paid £2000 for your land. Our fee for converting your land in your case (please see the table below) is £210. The procedure takes 12 months or a little more and it needs professional approach and knowledge, but it is the safety way to multiply the price of the agricultural land. So, after the process is finished you end up with 2000 meters regulated land plus your remaining 3000 meters of agricultural land. With realistic prices for regulated land of £5 per meter (note, per meter, not per 1000 meters), only the 2000 meters portion of your plot is skyrocketing to £10000. Not a bad profit huh. And then you still have your 3000 meters agricultural as extra. So in other words your investment of £2210 rises to £10000 (+3000 meters agricultural land which remains yours) for a bit more than a year.

Q. Sounds too rosy to me, Isn’t it too good to be true?
A. No, it is not. Remember, here is Bulgaria - booming country with unlimited potential. Bulgarians are great people, but they don’t like waiting a whole year even for the highest returns. They want everything now and immediately, not the best investor’s attitude. Isn’t that your chance to make some extra income and secure your future? A picturesque small country called Bulgaria has existed for more than 13 centuries in Europe, linking East and West. The 1878-1944 period was a time of modernization, of search for new ways and trends. The country s involvement in the two Balkan wars (1912-1913) and in the First and the Second World War was a failed attempt at achieving national unification, which entailed in its wake several national catastrophes. An expression of the Bulgarian will for all-human tolerance was the unprecedented salvation of the Bulgarian Jews during the Second World War. On September 9, 1944, a government of the Fatherland Front was established in Bulgaria. During the following year the country was proclaimed a republic. The Bulgarian Communist Party took power. The political parties outside the Fatherland Front were banned, the economy and banking were nationalized, the arable land was pooled in cooperative farms. Until the end of the 1980s, Bulgaria was part of the political, military and economic structures of what was referred to as the Eastern Bloc. November 10, 1989 laid the beginnings of the democratic changes in Bulgaria. A new Constitution was endorsed (1991), the political parties were restored, the ownership, nationalized in 1947, was restituted; privatization and the return of the land ownership began. Today Bulgaria is becoming integrated in the big European community at accelerated rates, reaffirming its own model of ethnic tolerance, resting on the traditional Bulgarian democratic values and on historical experience. On April 2, 2004 the country was accepted to full membership of the NATO, while in 2007 the country joined the European Union. Bulgaria continues to be a major factor of stability in the Balkans.
