I am a fully qualified and registered architect with my own practice specialising in domestic/residential projects. The series of drawings shows the typical level of information required for a submission to the local council for both Planning and Building Regulations. These drawings are all of real projects, many of which have now been completed. This selection of projects covers all aspects of residential work, from a simple porch, flat and pitched roof single and two storey extensions, loft structural drawings, through to a couple of new houses, I have also included some extra drawings such as a detail for inclusion in a party wall agreement and a site survey drawing prepared for a solicitor. In addition there are a few design access statements with some of the recent projects.

By looking at all of the drawings it will become clear what is required for a submission to the council but it is important to understand that as with any drawing of this kind the technical information on the drawings is specific to these projects and the notes may not be relevant to a every project and should be checked by a professional. Most of the Building Regulations drawings have electrical layouts with an appropriate key. One house project includes the full sanitaryware schedule

All of the projects are from 2006 onwards to the present and some are currently at the local planning office. I have given an approximate date of completion in the general notes with each project. You will be able to see the recent changes where additional graphical information such as scale bars are now mandatory on Planning Application drawings.

The drawings are in AUTOCAD format (dwg) and have also been converted to pdf format so that you can read them on any computer without needing your own version of Autocad.

I have added in my survey checklist which is useful for renovation projects, ensuring that you have the basic information ready to take the project forward.

I have also included notes on the new national mandatory requirements for all Planning Applications, without which the application will be returned as invalid and you will have to start again losing weeks of time.

The drawings are supplied digitally and are available instantly available to purchasers. If you need them on CD I can arrange that for you.

If you are intending to build on or near to a property boundary you may require a Party Wall Agreement. I have written a set of notes clarifying the different levels of award that can be used and given a guide to how much you can expect to pay. Just this one item alone coud save you hundreds of pounds.

 

This package differs from other sold on ebay in that my Building Regulations drawings contain 1:20 sections of the actual project and on smaller projects plans are also at 1:20. They are not produced and prepared by draftsmen and then described as architect's drawings. The much smaller scale1:50 drawings with notes at the side offered by other sellers may be adequate but I work a project through thoroughly at 1:20 scale where every brick is visible. I rarely use standard details as the large section shows the criticial details which have been worked out individually for the respective project. Standard details have their place but they can also be a liability. None of my Building Regulations drawings predates the changes to Part L of the building regulations on 2006. This was a significant modification to the regulations and would make any construction drawings prior to that date irrelevant.

I am also willing to answer questions (from purchasers only) that you may have on the drawings which could be relevant to your own project.

For anyone intending to produce their own set of drawings I am including a schedule of works document. This document shows you how to prepare a written breakdown of all of the different aspects of your project. When this is combined with your drawings it will make it fairly simple for a builder to provide a price and for you to compare how their price breaks down in comparison with other builders.

 

Here is an example of a recent question, this is about a technical issue but I will give my best answer to any query you may have.

 

Do you use a particular method to calculate the U values and how do you decide what type of insulation to use ie full fill or partial with so many different products available?

I stopped using partial fill insulation some time ago for a couple of reasons. I found that careless bricklayers would drop mortar onto the cavity ties and create bridges across the cavity. As insulations standards have increase over the years so the clear space has reduced exacerbating this situation, it may have been less of a problem 20 years ago. Added to that, on a large section of wall with no openings it may not be a problem but cutting rigid insulation around openings and corners requires care which is difficult to ensure on any site. Generally rockwool full fill insulation is flexible, easy to cut, handle, store etc so I prefer it.
 
However, if your client is a self builder then they will likely take more care so this rule is not hard and fast. 
 
I haven't done U value calculations for a long time. I use full fill for cavity walls, I sometimes use a 75mm cavity with a higher grade full fill insulation if I need the extra couple of inches on a very confined space. For a sloping roof I use celotex or similar warm roof construction with a breathable membrane over the rafters so that there is no concern of how to cross ventilate the roof. Likewise, for a flat roof I gemerally use a warm roof construction, 6mm ply bonded to rigid insulation.
 
If you need advice on insulation I found that xtratherm have an excellent help line for rigid insulation, tell them your exact construction sandwich, ie plaster/block/cavity/brick and they will specify the exact thickness of insulation. They will provide a claculation printout for building control.
 
My next best source of information is to call building control, tell them that you are about to submit an application and could they answer your technical question.
 
As you are probably aware the regs provide for the option to meet a u value for wall/floor/roof as designated by a particular construction and amount of glass, or you can specify whatever you like and do your own calculation to prove that it works to an equal standard. There is specialist software to do this for you which is certified by building control.
